Lease Guidelines & Eligibility

To ensure a great experience for everyone, we ask J‑1 students to meet a few simple criteria:

  1. Proof of J‑1 status — DS‑2019 form or equivalent.

  2. Employment or placement confirmation — Internship/work assignment or sponsor verification.

  3. Flexible but committed term — Let us know how long you’ll be staying so we can match you with the right room.

  4. Agreement to community rules — Respectful behavior, maintaining shared spaces, following property policies. 

 

Pricing & Room Types

We offer different room options depending on your needs:

  • Private Rooms — Single occupancy, more privacy.

  • Shared Rooms — Lower cost, shared with 1‑2 other students.

  • Group Bookings — If you’re coming with classmates or a group, ask about bundled rates.​

Can I stay if my internship ends early?
Yes — but you’ll need to notify us in writing and we’ll evaluate continuing the lease based on employment situation.

 

Are utilities really included?
Yes. Electricity, water, WiFi, gas, trash are all included in rent, but not unlimited. Be mindful of your consumption.

 

Do we share kitchens and bathrooms?
Yes — shared kitchens, common areas, possibly shared bathrooms depending on your room type.

 

Do you assist with sponsor organizations or universities?
Absolutely. We partner with sponsors and universities to make housing arrangements simple.
